Massachusetts Buyer Agent Services and Importance Of Buyer Representation

As a buyer looking at homes for sale in Massachusetts, you have the option to buyer representation for your home search. Listing agents have a legal obligation to protect their seller client. Although they will treat non-clients honestly, they must protect their client’s interests above all others. As a buyer, you should have equal service and protection from your agent. Solely contacting a real estate professional does not automatically make that person your buyer agent. It is essential that you actually enter into a buyer agency relationship. Below are some tips on Massachusetts buyer agent services and the importance of buyer representation.

Importance Of Buyer Representation

The word agent means fiduciary, and buyer agents owe their client fiduciary responsibilities of confidentiality, reasonable care, obedience, accounting, disclosure of material facts, and diligence. Buyer agents assist their clients through the real estate transaction and provide guidance and support at every juncture. The home purchase process can be demanding and emotional. Buyer agents use their expertise to devise creative solutions to problems appearing along the way. Having a neutral party who understands and protects your interests and translates them into productive communications with other parties can also lead to desired results. Buyer agents are personal guides and advisors for what will be one of the most major events in your life.

Massachusetts Buyer Agent Services

Massachusetts brokers perform many tasks throughout the home buying process. In the preliminary stages, they help you consider options, and view and compare properties. Once you find a property, they assist with preparing contracts, analyzing inspection results, meeting critical deadlines, and navigating through the mortgage process. Buyer agents are expected to fully understand the home purchase process and properly advise you on important steps. They can also direct you to appropriate experts for things that you may require along the way such as inspectors. Massachusetts buyer agent services can be a very valuable resource to home buyers.

Finding A Buyer Representative

When Finding a a buyer agent, consider your needs. Do you like to look online for properties on your own or have an agent filter through and select them for you? How technologically advanced do you want your agent to be? Do you want an agent with any designations? Are you looking at a special type of property that may require additional knowledge from an agent? Do you work better with specific personalities? Asking yourself these questions will help you better evaluate Massachusetts buyer agent services and select an agent that best fits your needs.

I specialize in mortgage lending in Massachusetts and New Hampshire and my company does have the ability to lend in other states. I graduated from the University of Massachusetts in Amherst Massachusetts in 2002. I have a Bachelor’s in Science. In addition to managing a team of loan officers my personal loan production is always in the top of the entire of company. I have personally been in the mortgage business for over 13 years. I pride myself with taking my clients from application to close in the smoothest and quickest way possible, while keeping them well informed during the entire process. I originate my own loans from start to finish and work hand in hand with my loan processors & underwriters to make sure I am updated to the minute with all of my files. I stay up to date with lending guidelines and speak with underwriters on a daily basis to ensure I am aware of all of the lending guidelines in place.
