Production Builders Vs. Custom Builders In MA

With so many home building companies out there, it can be a bit tough to differentiate who does what and builds what. Starting from plans to finishes and materials, every company may handle things differently. There are some common characteristics regarding production builders vs. custom builders in MA.

Common Custom Builders

Although many custom builders will use land that belong to them, some prefer that clients own the lots. This gives you the ability to use whatever design you wish. Custom builders typically design special homes that are lot specific and built solely for a specific client from a unique architectural design. Certain custom builders even include specialized design services. They also build high-end, single family homes, and take on 25 homes or fewer each year. For those who can afford it, going with a custom builder will provide the greatest amount of control and flexibility.

Common Production Builders

Production builders ordinarily follow specific building practices and are normally not as flexible than custom builders. They often construct on lots that they purchased and require that customers select from a set of pre-selected floor plans. However, they may provide a variety of options such as your choice of floor materials, counter tops, cabinets and fixtures. Production builders handle all forms of housing, from single-family homes to condominiums and multi-family buildings. They also span all price points from low-end to luxury. Lastly, they generally construct 25 or more properties in a given year. If you are someone who is budget sensitive, production builders may be a more feasible alternative.

Production Builders Vs. Custom Builders In MA

While price point is one of the biggest factors in obtaining some of your wants and obtaining exactly what you want, you also need to think about exactly how involved you would like to be. The ability to purchase suitable land may also influence things. No matter which path you choose, many builders will provide a certain level of decision-mmaking. You ultimately will want a home that best suits both your wants and your budget.

I stay up to date with lending guidelines and speak with underwriters on a daily basis to ensure I am aware of all of the lending guidelines in place.
