Keeping a property constantly presentable is difficult especially when you are still using the space. It is essential to clean up before buyer viewings and open houses. Buyers tend to focus on little about a property and more of the clutter instead, so neglecting to clean up will make your home less appealing. Additionally, buyers assume that sellers who do not clean their residence also neglect critical repairs. Cleaning up helps homes sell quicker and for a higher price.

Inconvenient Viewing Instructions

Requesting too much advanced notice for showings limits the buyers that can view the home. Another mistake is not making it easy to access a home through a lock box. When there are a lot of listings on the market, people will lean towards listings that are convenient to show. Complicated showing instructions lead to missed opportunities and longer marketing time.

Attending Buyer Visits

Home owners often want to be present during appointments, but this can do more harm than good. Buyers can feel awkward walking through a property under the watchful eye of a seller. Additionally, excessive talking with a property owner may distract people from the property itself. Buyers like to leisurely explore a home and to talk openly with one another about what they think. Furthermore, parties talking directly with each other can lead to inferences about motivations.

Overpricing a Home

Price is directly related to marketing time and how much it will sell for in the end. Of all the typical seller mistakes when listing MA real estate, this one is the biggest. It is normal for homeowners to have an attachment to a property and to want the highest price possible. However, there is a danger of overpricing. Overpriced real estate take more time to sell than moderately priced ones. As time passes, the listing grows stale and loses the interest of buyers. It will usually go through price reductions and sell for much less in the end. For this reason, there is really no benefit to overpricing homes. Talk to a real estate agent for a comparative market analysis and delay listing your property if the figures are not enough.

Selling Independently

Some sellers attempt to sell on their own. Although it can be done, there may be many headaches and expensive mistakes along the way. Real estate professionals are experienced with positioning a property, being an intermediary, negotiating contracts, and promoting the interests of their clients. They also understand changes in the market. Expertise may make a difference, especially during changing market conditions.
