When you’re searching for a home, you probably filter by price, bedrooms, bathrooms, right?
Well, stop filtering by bedrooms. Here’s why:
The bedroom count in listings is based on what’s officially recorded with the town or county, not what’s actually in the house.
But sellers often add finished basements, bonus rooms, or offices that easily function as bedrooms… they just never update the records.
I had a client snag a home for $30,000 under market value because it was listed as a 3-bedroom, but there was a full-size office with a closet basically a 4th bedroom.
Another had a 2-bedroom home, but the finished basement had two more rooms not included in the listing.
These listings get less search traffic, so there’s less competition and that means better deals for you.
