If a home’s been sitting on the market for months in this market… there are only 3 reasons why. Let’s break it down.
The most common reason? It’s overpriced.
Too many sellers still think their home is worth more than it is. They ignore market comps, reject solid advice, and list way too high then wonder why no one’s biting.
The second reason and this one still blows my mind is the listing agent is terrible.
They don’t return calls, they make the home hard to show, they don’t communicate with buyers. A bad agent can kill a deal fast.
The third reason? There’s something seriously wrong with the home.
Maybe it backs up to a noisy road, smells weird, needs a new roof, or has foundation issues. Whatever it is it’s turning buyers away.
If you’re a buyer, a home sitting for 60 plus days could mean there’s room to negotiate.
If you’re a seller, and your house isn’t moving it’s likely one of these three. Time to fix it.
